The trend seems to be escalating quickly and is reflected again today in DOM at the same price points and in the average age of home owner at near 50 vs mid 30s for closer in properties.

The closer they are in square footage, age, numbers of bedrooms and bathrooms, lot square footage, the more accurate they will be for comping purposes.

Besides the trash and sewage I would add in insurance costs, maintenance (depends on age and condition of property but one month's rent is a good start), and obviously the mortgage payment based on the terms of your FHA loan.

A relative of mine had a house free and clear, got remarried and died before her husband who wanted to return the house to her grandkids(they were middle aged when they married and both had families from previous marriages) but he must've passed away before updating his will.
