Yes we have the funds to purchase the property cash with no contingencies - but may need a construction loan for the renovation.The problem is there are no accurate comps, as everything else on the market is out of date or not similar to this property.

County wide numbers are not going to be accurate due to the fact that there are such differences between the towns...ie, you're going to find higher cap rate in East Orange than you would in Montclair due to risk.

The danger of posting in a public forum is that you will get lots of opinions but not always informed, accurate and useful responses.I agree with @Jay Hinrichs.The primary issue at hand is that you need a seller who has capacity, power and authority to pass marketable title to you.
