I am thinking of calling each tenant this evening or tomorrow to introduce myself and explain that the business entity specific to their building was just recently formed, so for the first month they would need to pay in some traditional fashion (by mail, or giving a check to my PM).

   Yes, you will need to send an itemized statement showing security deposit and what it was used for, anyway, if you're not returning it, so send the statement showing all damages, allocation of security deposit, and balance due in a timely fashion as required by your landlord/tenant laws.
