How can I not get tagged for creating securities and not talk to a SEC lawyer?

I'm not a securities lawyer, but you typically would either need: (1) a net worth of $1 million; or (2) an annual income of $200,000 per year for at least two years.

The lawyer who conducted the closing confirmed the later. 

If you live in the same area, you can also use one lawyer/notary to sign the paperwork to cut down on costs.

I already have property managers, bankers, lawyers, laborers and mentors in place, and being a broker I can search for and purchase my own properties easily enough.

I would speak to a lawyer about it though to really help clear things up.

The way that they do it (this is the layman's description, and if you want a thorough run through you should get with @Jason Marino @Olia Fogel @Richard Bechtol who are all attorneys)  but the property is owned by a land trust where a lawyer is the trustee (this creates barrier for lawsuits).
