I suggest you study real estate before trying to do deals in real estate.Buying Subject-To is not illegal in any state, but it can certainly lead to legal issues quickly, which might be the reason the attorneys you spoke to are avoiding or evading you.

My design challenge is the home is only 1200 sq ft with 2 bedroom 2 baths and a study... should I shrink the study and bring the washer & dryer inside OR... just build a neat washroom space with plenty of storage in the garage?

Several years ago I studied for and received my CA real estate license and did the same with a TX RE license and worked as a mortgage broker there for a few years before getting into healthcare account management.
