Macerators, in our experience, are touchy beasts; they do not work as seamlessly as regular household plumbing.

Not only does this property have two mobile homes but raw land where my dad has his horses, and where he parks his horse trailers, tractors etc. in order to sell it we would have to sell the property as a whole. these rentals though in great shape and being updated would be classified as lower income properties. 

Property needs about 40k of work (mostly to update bathrooms, floors, etc).

Is this a regular practice.

I have never done a subject, just regular off-market purchases.

I usually check Craig's list to see if there are any off-mls deals at a bargain.Maybe take it off the market for a month, do some minor work that gives it a more updated look (paint, landscaping etc) and put it back in the market at a competitive price.

Worse is the fact that regular  working tenants do not like having welfare tenants in the building.
