(B) A cause of action may not arise against an owner of real estate in a covered transaction for failure to disclose:(1) that the subject real estate is or was occupied by an individual who was infected with a virus or other disease which has been determined by medical evidence to be highly unlikely to be transmitted through his occupancy of a dwelling place; or(2) that the death of an occupant of a property has occurred or the manner of the death; or(3) public information from the sex offender registry as defined in Article 7, Title 23.

He goes back and says it looks like the basement window has been kicked in but he could not tell for sure (it has a set of security bars in front of it).

@Chris PataoAs a CPA myself, hopefully I can offer some insight.If your goal is to go into public accounting at a large or midsize firm, just know that your masters will not actually fetch a higher pay. 

Hey Y'all,My girlfriend and I moved to Dallas 4 months ago for some great career moves; she now owns a 7-Eleven franchise and I took a new job as a Financial Reporting Mgr at a public company.

While I regret not having secured the deal prior to the refinance, I still believe it is a good deal, and would like to work something out. 

That would outline the terms of the lease - rent, security deposit, property condition at move in, lease end date, lease term and anything else that a lease should cover.

Do you currently have enough funds to pay first month’s rent, last month’s rent, and a security deposit?

He likes the security of the job and you like the thrill of the flip. 

Definitely will look to keep it as a rental for a year or so, but  would it be more advantageous to leverage the house (cash-out refi)  to secure a new deal (more units) opposed to selling and then 1031 ? 

The public at large folks isn't going to sit in their house 7 days a week and drop ship 80 boxes of crap with drones to their door.
