~1.5 years ago, I posted numerous posts on BP recommending caution due to increased risks associated with COVID and the various unknowns. 

We have already been in touch with numerous real estate agents and are going to be able to find a house within this price range.

It's now 2022 and I have made deals with lenders to clear debt, downsized my life numerous times, switched careers to make more money, reduced my monthly expenditures to just 20% of my take home pay, rebuilt my credit score by 350 points, and saved more money than I ever thought possible.

(The headache may be hard to numerically measure, but the cashflow isn't. :-)As far as "appreciation", well that's the question we are trying to answer in this thread.

So JUST HER created 20k in income to Wendy ( her TC) Wendy has numerous clients like Lori.. so there you go.. start talking to agents and offering your services start by giving a big bargain deal to them then move your fee's up with your quality of work and experience. sure beats most of those who think wholesaling is the answer.  

I see numerous unit demand measures, very very few in any kind of relent to demand and there in price increases.

We have had turkeys on the decks as well as covey's of quail.There are 3 active bald eagles nests right near the house as well as numerous osprey's.

Despite listening to numerous podcasts about real estate investing, I'm struggling to take the first step.

@Tal Shachar I've done this numerous times and typically put in new windows unless the house already has new(er) windows installed in the last 10 years or so.

This will cut off numerous problems.Also, most conflicts revolve  around bathroom and kitchen tidiness.
