@Kyle JosephThere are plenty of models out there.Many are free or low cost.The real issue is knowing your market - rents, vacancy rate, expenses etc.The magic is NOT in the model but rather the data one enters into the model.Agree with @Chris Seveney

By the time winter is over, the tenant probably still has 3-6 months before an eviction hearing, particularly if they know how to game the system. 9-12 months of free rent, then they just move on to the next unsuspecting landlord.

While agent would prefer to defend status quo but the ball would be on brokerage and the new brokerage that has more efficient transaction system and able to offer something radically simpler for buyer and seller.
