What makes it tough in the beginning is your rental income is not established so you need to be able to handle the debt not using rental income. 

Do you live in the UK or in the States?

I did this with many folks on the road our lake house is on and they call if there is an issue.

It is in a northern MI Downtown area (opp zone) in a county seat with 2 hospitals, had it re-zoned to mixed use, and is considered blighted which makes it eligible for MEDC funding of up to 50% of project cost.It is 8k sqft (4,000 each level) with the lower level being a walkout (top level is street level with sloped drive down to the rear of the building).

You can easily do this on a spreadsheet and it will take less time to track than it would to find and learn a new software.

Don't start the convo with this, but this would be the ask.  

My question is; is it better to not ask the seller to pay for the buyer agent's commission (not include it in the offer letter) so that I pay it by myself and get a tax write off on this commission expense for the ADU's sqft portion?
