Trust me, a lot of these people are fools that are fooling you into taking your money, claiming their riches when in reality everything is overleveraged.Like many things in life if it's too good to be true, it's likely too good to be true.

Have some markets in mind but would like to hear your thoughts. 

I dont really follow any other type of SM so i have to assume there are other sites that folks post on as well when they are upset with their investment and or who ever is running it.

I am doing my first build as owner builder and getting confused with that’s the best way to manage construction/sub-contractors like GC/builder. 

Banks don't like them so it can sometimes make it harder to get loans.

The most important factors a hard money lender will look at, if you don't have experience, is your liquidity and credit score & history (as well as your background -- no liens, judgements, foreclosures, bankruptcies, etc).I would hit up @Michael Cid -- he's a tremendous resource and is a direct lender.
