Tell every friend, relative, and person you see on the streets what you do.

You can use google street view to check out the buildings and find their address to begin the search (cheaper than driving around town).

Here we go:I am analyzing a Duplex in Orono, MN. 55331.It is a side by side 3 bed 2 bath (2732 total sq ft) with a 2 door garage, on a street with a neighborhood "private" beach at the end.

It no longer matters if you are across the street or across the world.  

Our office is located across the street from the Post Office and Byrons (between those two buildings).

Prices can vary street by street. 

I haven't had good luck with Rentometer or other automated comps.So, two additional considerations:It's counter intuitive, but I believe that if you have a good understanding of rental rates for the city, and the street/immediate neighborhood of your rental, you can get pretty dang close... even if the street doesn't have any comps year by.
