We have a single-family long-term rental in Port Charlotte that we'd like to keep the current mortgage rate, but we do have some equity we'd like to have access to. 

Saw a house with a For Sale by Owner sign in a yard with tall grass and after some drama, we have a house.We have dealt with long term rentals for over 15 years, but not aggressively ( keep them rented and do some improvements ).This "old house" needs, updated HVAC, new roof, new kitchen, some broken windows, upgraded electrical, water run off issues...I'm just starting to clear the house out with multiple dumpsters and starting to get quotes.  

Do you plan to keep the resident?

I have the general skills required to refurbish properties while keeping the costs controlled since I have a hands on approach and spend most of the time doing it myself.Are investors here more interested in investing nationwide or also open to investing abroad?

I recently graduated college - paid for by the houses my parents were flipping while I was off studying - and wanted to find a modest way to give back what I could.To do this, I'm making a tool that lets them scan their receipts and it will automatically upload it to a pre-formatted Google Sheet that they can keep for each property to track expenses and eventually other metrics like returns etc...
