You can also buy the lease agreement and application forms from the California Association of Realtor's web site, should you wish to use those.As to listing yourself as a real estate professional on your taxes, I would not if I wasn't licensed.

Does anyone know of any E-sign routing and signing web based software that charges on a per document or transaction basis?  

(Hell,, anyone can create a web page these days) I think I know the answer but should I run away?????

I don't see one scheduled for this month but you can find them on the Bigger Pockets web site in the networking events.

Both are rather unreliable at the moment, so I prefer not to put all my eggs in one basket with them.
