Also, in our experience, 95+% of agents have no clue how to calculate ROI, Cash-on-Cash, Cap Rate, etc., so what are they really going to help an investor with?

I was wondering if anyone have experience with the Rotonda market and if I'm doing anything wrong.

Just made up my mind to dump the new Trane from this experience but very confused to choose which one. 

I think the major issue these days is these are  transactions for those with money and experience but with the internet and the Pace Morby's of the world you are going to see a lot of folks with no where near the experience or ability to handle these get into these deals and the train wrecks that will ensue..

It's more private, you don't need a do not disturb note on your door handle for someone not to bother you are 7:43 am on a Sunday.If you want to do well in STR now it's all about the amenities and experience.

Unless you have deep experience selling your own properties, there are many details and legalities that can cause you tens of thousands of dollars if not done correctly or if they are overlooked.

Would appreciate recommendations from this group for attorneys / law firms that specialize in such matters as well as suggestions on what I should / could do if you have personal experience with such matters. 

I'm only out a small amount and a little time.This would take some work, but I have the experience and skills to handle it.
