The house is large for the area (3 story w/ finished basement and detached garage. 6 bed 3 full bath) and requires lots of upkeep in its current state, and is in a flood zone as it is right on the river, but it hasn't flooded.

It’s a 2 bed 1 bath will need to sell at 96k. that’s including what I’d need to pay the remaining amount of mortgage closing cost and realtor but I have no idea how any of that works looking up anything on realtor related thing just takes me on a big advertisement adventure

I have to pay state lodging and bed taxes, every quarter, so basically, I just catch up on taxes 4x a year, and that's all.I buy a lot of things through Amazon Smile, and just copy and paste date straight from there into the sheet.
