It is hard to find real estate agents who will help you do investing, all agents will help do a deal, but an agent that is active and aware of good deals are hard to find, some agents will lose patience or be out of the game if it takes you a bit to pull the trigger.

But if you are ready to pull the trigger now and don't have time in this situation to build those relationships I would still encourage you to have a professional either write up the documents and advice you on the banking questions, or at least review your documents.

So if you have a community that has easier transportation to town or business hubs (Cranberry, SouthPointe, Moon, etc.) then you have a higher livable rate even if the traditional mill or mining jobs have dried up.

I have some other exterior features plus an interior dehumidifier all of which keep the basement dry.
