But all the wining in the world will not change the facts and as such, your tenant needs to pay the increase or find a new place to live.That said, a $400 monthly increase does seem steep all at once and quite frankly, it was your own fault for not raising the rents in smaller increments each year.

The smell may be from leaking garbage bags being hauled down the hallway.If it's carpet maybe replace it with an easier to clean material, and scheduled some regular cleanings (as often as needed).This might be a fix vs trying to compete with the stink with a sweet smell.If you do this, be sure whatever you choose is temperature stable dimensionaly for your hallway micro climate.Good Luck!

One of our clients was buying Dallas REO product in 09/10 with 2 year private money, turning the properties around in 120 to 180 days and starting the 223(f) refi process as soon as possible.They're a lot of work for everyone involved but a non-recourse loan with a 35 year am and fixed rate is pretty sweet if you're planning to hold long term.

there are plenty of good streets and you can find little outliers... for example in Price Hill there is the INCLINE DISTRICT which has a theatre, wine bar, Primavista, and Incline House restaurant... you see rehabs going up all around, all homes built before or at turn of the century....outside of Cheviot and the Incline District you're going to be in between C-D neighborhoods more than likely.... depends on your tolerance and what your trying to get into.
