I'm new to wholesaling to the reason I'd partner with someone is so I can bring the deal and the other person can lead me through some of the other aspects of it like putting the contract together with clauses in it that cover you if you don't find an end buyer.

And I certainly get the hot markets aspect my wife just did a flip in PDX ( her project) 500k deal that would have produced a nice 15% return on gross but multiple bids brought the end price in at 550k and a nice 130k pay day.. but then again we paid cash for it.. and did the rehab so there is value add.with this wholeslaing stuff it just seems to me you open yourself up to all sorts of slick types and less than honest types that really abuse people.
