Hey Melvyn, I’m considering of a single family home 3/2 or 4/2 in the Cypress area.

Like many of you here, that single episode was a game-changer for me.

Purchase price: $390,000 Cash invested: $20,000 single family home located in a diverse and well developed area.

The advantage to Kwikset is you can rekey the lock but Schlage's smart features, security, and reliability (even in the mountains with single digits or below) make it our go-to for now.

Some of the best parts about this strategy is that we pay less living here then living in a single family home (rents increase every year) and when do decide to move out the place will cash flow and we've been here for 2 years.  

However, I'm seeing SO MANY properties that are zoned as Single Family, yet they have 2 units - either a MIL suite or just an addition that's been built. 

Every single person I know that is....is a solo independent broker, and not a salesperson.

I only have one single rental home at the moment, so my work flow for how to resolve this is going to be different than some people.
