@Gustavo PerezWhile I'm sure there are hard money lenders out there that will loan on a sub 600 credit score, they are few and far between, unless you are willing to put a substantial amount of your own cash in the deal.

I have no student debt, car payments, or any other debt except for rent on my current apartment. 750+ credit score.

It's a contest, and you keep score, but the score is made not by the number of addresses, but by the number of dollars.Find a different market that works, learn everything about that market, then invest in it.

A friend of mine is a software developer and is offering to create a CRM system for me to get rid of my primitive DIY excel version.

Credit score 720 and have about $20,000 in capital. 

Plus, I don't know if they use versioning, to allow me to go to a copy from last week or last month if I totally screwed something up.
