•Is the LA or SS negotiator normally privy to the value assigned by the BPO agent or appraiser retained by the lender?

In some states the lender/servicer can place the funds into an interest bearing account and the state forces that interest earned to be paid to the borrower and some states do not mandate the lender/servicer to give that earned interest to the borrower so they can retain it.

Can you keep the income as retained earnings under $250,000 in the LLC and pay yourself a fair salary and invest the rest directly back into Real Estate.

If you are retaining control of the property it may not be assessable.

Perhaps you could replace them with some shorter bushes so that you retain the decorative "privacy" wall between the yard and the street while still making the house visible. 

After receiving the denial letter they texted me to let me know that they had friends in powerful places, lawyers, judges, attorney's, the DA etc. and that they would pursue charges of fraud and discrimination.In the interim I did find out that in the State of Oregon a lease for a year or more must be in writing and signed by both parties, however, a month-to-month can be a verbal agreement.I have not responded back to any communication and have retained an attorney.Now I wait and see. 

i would sell it. even if its cashflowing say 500 a month, you have capex and tenant headaches. you will pull out almost 10 yrs of buy and hold equivalent profits by selling. i would do this in a heartbeat.now appraisal at that price doesnt mean you will find a buyer. if you are  to say sell below 70k, i would think about retaining it.
