I see myself as rational and rather doom scenario than dream scenario thinker but my enthusiasm can motivate me to still find a good deal.

I have been looking at the Indianapolis market, but was not sure how to obtain motivated sellers. 

If I were you I would consider networking with wholesalers and marketing to potentially motivated sellers.

It’s the tenant’s responsibility to get it to you before the due date and if it doesn’t arrive before that date, then you need to enforce your late fees (that may be the only thing that motivates them because clearly your text/email reminders to them are not working with this tenant). 

What motivated you to keep pushing if you felt defeated because you’re first deal did not go as planned ?

I am trying to get started wholesaling and I'm very motivated but I have a lingering in my mind.

From my research I should be able to remain with the same mortgage after year one. 

I am very excited to be here and be a part of this group of motivated people.

Also, I've heard there's lots of advantages to having the remaining rent come from the government (not late, no issues, etc) and that typically, they are higher than average because of that.

So I joined BiggerPockets and get inspired from motivated investors.
