There are groups providing TK properties,  and land banks looking for partners in neighborhood redevelopment [as seen in Detroit (from last season's "This Old House" project)]. 

You'll also want to shadow a contractor, or investor to get a feel for rehab costs.

I would great appreciate referrals for reliable Contractors in the Hollywood/Dania FL area.

I know a few groups in San Diego who’ve been successful in redeveloping post office properties into apartments.

What I have going for me - a Class A Contractor’s license, a healthy W2 salary (I’m an engineer at a “think tank”), a little bit of experience, and about $25k or so in the bank for my next investment.  

We are expanding and also adding a new story to a townhouse in Georgetown and need an investor-friendly HVAC contractor to do all the duct work and install another unit can you recommend a good one with reasonable prices?

@Guy Azta I guess my primary question is what is the hold up on the property managers end that is causing slowdowns with your contractor?

I'm looking for a contractor in the Salt Lake City area that can repair a detached garage that is leaning to one side.

Tenants are fine, contractors are a nightmare.

Seriously this time, you could either put it under contract for yourself and assign the contract or pass them off to an agent you trust and you could co/list it when you become licensed considering the settlement likely won't take place until then.
