Self-generated lead How did you finance this deal?

I have identified a few multi-family rental properties that I could owner-occupy in order to use the lowest down payment as possible (3%) and generate positive cash flow.

Now I plan on taking the profits from this house and start building my real estate portfolio down here in FL to help build generational wealth and honor my father.

Let's keep it small, $10k in CC debt versus a $25k investment that would generate more cash flow and help to pay off debt faster.

During my time, I did not learn a lot of what I wished for, but I was able to generate a lot more interest/passion for my future in real estate.Since then, I took my 75- hours of pre-licensing for a license in NJ upon high school graduation.

It currently generates $850 which is fine but I am looking to sell the place and move my gains into different asset vehicles.When should I inform my tenants that I am selling my place? 

We have tried to avoid the startup stuff (e.g all free lunches and snacks) - this tends to work well with younger generations and technical staff (e.g software developers).

Put on rent and generate a positive cash flow.Areas in which I am interested are: Chicago suburbs around Schaumburg, South Elgin, Naperville and all.

My family is from South Sudan and moved here right before I was born, being a first generation immigrant, and my mom not being able to speak english we’ve had our fair share of struggles over the years.

So if there's a property A, worth 500k; and generating 10k cashflow; property B is worth 800k and generating 15k cashflow positive; I'd still go for property B.I didn't include SFH because I don't need to buy a super large house and not be able to rent any part of it (I am not keen renting it room by room or sharing common spaces).
