Luckily I've been been able to pre-screen most of these people out over the phone or at the meeting without having to waste time on the application.

I was finally able to get them out as they either couldn't make the payments or I chose not renew the lease because of the headache.New renters in those houses are much better (my screening process has become a lot more) and now I'm getting bored again because it doesn't feel like I'm even in real estate.

I'm not sure the quality, but I know prices are much cheaper than Seattle.

Lastly remember the 50% rule is a crude rule of thumb to pre-screen deals.
