@Mitch Messer, Mitch we ended up doing a lot of the work ourselves and hired a retired contractor who lived 10 minutes from us to do some plumbing, Sheetrock, and patchwork of siding.

If you want to be very conservative, buy something renovated recently with the plumbing and electric already updated.
