Probably not worth it, it almost certainly wouldn't be worth it for a loft but might be okay for the bathroom however that is a lot more expensive due to the plumbing and the new electrical requirements which are going to include GFIC

The piece of advice I have for you that differs from what I glanced at above (if someone else said it forgive me) is get your side hustle in some kind of real estate repair service: specifically plumbing or electric.
