As far as marketing, sure direct mail can be great...just remember to be patient and plan to put out a minimum of 3 or 4 mailings to the same list.

Be patient, real estate is a long game.

If you are patient and have a good cash making biz so you can keep investing in syndications, you can easily get to your goal in next 5-10 years. 

I would say just stay patient through the process and keep the end goal in mind for the outcome you desire.

And even if they were high enough that I noticed, it wouldn't be something that would affect my satisfaction with a short term stay.

If you're patient and look for the right buy, you can do decently well in Park City.
