This was also bought owner occupied, so this unit was the planned unit to occupy.I've done the 3 day notice, they didn't respond.

While looking at inspector report, I noticed that 1 of the bedrooms does not have a  closet.

He said it takes time to build a case and takes weeks for to get anybody out here.He gave me no notice of dissatisfaction after we were there and corrected the problem in Jan.

Sometimes it takes sacrifices to get ahead.

She’s presumably gotten all the notices and such, and an extra day/week is just pushing off the inevitable.

CapEx funds are transferred into a separate account for better tracking and each month on the 10th I transfer the full next month’s mortgage amounts to another account with auto payments setup, so if something crazy ever happens and I’m sort on mortgage payments, that transfer will fail and I’ll know way ahead of time.

So if you can honestly say, yes I will deal with that (and your wife will too) then go ahead and pull the trigger. 

This could be a major nightmare if you don't ask ahead of time.
