I also noticed that the front/back porch and enclosed garage were appraised at $29sq/ft ( considering everything was build as a part of the house by the same construction builder it doesn’t make sense to me) Also: my house was built in 2010 and comparables were 2009-2013 range!

Same with water and sewer,  you pay water by unit which is around 50/month per unit so you'd be paying 2400/year.Also I noticed you didn't mention any debt servicing so I'm assuming you are paying cash for this property?

My tenant is awesome and I’d hate to lose him, but I keep receiving notices from the condo board stating the dog in my unit is not allowed and must be removed.

I’ve acquired two new rentals in the past 18 months and I’ve been noticing (in my market) the returns are getting squeezed but still very good.

I feel prices are so macro in the city that just by decreasing some vacant properties on a single street can have huge effect.

Doing the work myself, it was under $1,500 for filings and newspaper notices (I think you can use cheaper publications instead of the biggest paper in town).
