Looking for non owner occupied multi family property owners in Wichita Ks.

My question is should each of us have an LLC or should we use a multi-member LLC?   

Hi All ,I'm interesting in financing multi family rental properties in the Houston and New Orleans areas. 

My personal big mistakes have been - buying home with converted garage and only car port (buyers here in So Cal, especially the guys, want/need a garage), bought a house with 55 stairs from street to front door - never again, and largest financial mistake was not going with my gut and chose to go with a new agent to list a multi million dollar property rather than my proven agent or myself.

I would say the fund would be more about your track record.

My husband and I just started investing in Multi family, our goal is to acquire 2-3 properties in the next 12 months.Meanwhile, I know there are many Chinese investors and new immigrants buying US properties as primary residence or investment .

Most do single family but people show up that do everything from mobile homes to multi.

Over the last 5 years we (@Sam Wilson and I) have developed a pretty cool and detailed system for tracking preforeclosures in Tennessee - primarily in Memphis and surrounding counties (but could easily be expanded to any other county or city).  

@Sam it sounds like you are on the right track and getting some great advice here.

You are on the right track by having trusted reps on the ground locally and the necessary rental operating infrastructure already in place.
