I discovered BiggerPockets while researching a novel I'm currently writing in which the main character is pursuing financial independence.

That is my main hurdle right now.

The main competition I get in my area is from those doing this exact thing.

@Chris Masons@John Underwood@JD MartinIts a pier and beam home so we have pretty good access.The line from the street to the house though would be difficult because previous owner did a cement driveway right where the main line comes in the home.

The Beginning of your statement sounds like bird dogging but i get what your saying.and overall these are some great advice and all these apply to all of those that have this same problem right now, i always believed that  trying to get loans searching online or asking around which isnt a bad thing to do but the likely chance of someone getting a loan to help them out with a credit score this low is unlikely as some of ya said, so there is only one way to do that and that is to work and pay the debts off, mainly the utility bills that need to get tended to especially if you wanna live in your own space again, or if its for the first time.We all had some unfortunate circumstances in life, Death in the family, force to get bills put in your name by someone so they didn't take the blame of not dealing with those bills themselves, and that's someone you don't wanna live with trying to push everything on you  and make it your responsibility, sad reality but at the end of the day it gonna be your responsibility anyways later on.

IF you qualify for the SOLO401K (must have self employed income as the main criteria) in MOST cases they are better; larger contribution limits, easier to leverage with less paperwork involved. 

Also, I would appreciate any advice for how to show a house that the tenant is not keeping in good share (mainly pretty filthy bathroom conditions?)

If he's still going to make the mortgage payments for the next 6 months until he buys her out and gives her enough money I'm assuming to be able to some how qualify for the refinance, or some other purchase, then I'd tell her to wait.The main thing is if she can't afford the mortgage now, how is she going to qualify in 6 months from now?
