If only LR's wern't so insecure and archaic in comparison to the worlds leasing practices, life would be easier and more secure.Without ss# it's pretty difficult to file a successful judgement against them, unless they have an unusual name.

You may want to consider a clause that says something like this: "Tenant understands that any court judgements or collection accounts related to tenants's default on rent payments could adversely impact tenant's credit rating and ability to rent or purchase property in the future."

Also I like to do this because I've never seen bathrooms as nice as mine in my area and price range so it has become my thing and personal touch to the project but it doesn't necessarily make it the right call.Also don't let the tv shows and houzz articles cloud your better judgement.
