The key is to get comps of the area that fit your criteria, but getting a property that doesn't need a full gut job.

If you are in the corporate world and are tired of having to go into the office or having zoom calls in your underwear with a nice shirt and tie on or if your are self employed, what are your options for retiring early?

Do a 1031 into a really nice investment property that later you convert into a primary residence. 

I've been listening to the rookie pod cast for over three months everyday on my way to work and my goal is leave my w2 job within the next three years.  

Just worried about job growth and finding quality property managers that cover that area.
