Your raise happens to be on the lower end of where such firms operate but certainly a plausible option assuming the investment thesis is sound & the GP checks out. 

A 100k house that is worth 140k wouldn't sell for 100k unless there were repairs so I don't really see a deal here as most 100k markets aren't hockey stick appreciation markets.
