2) From my understanding if you have 6 windows @ $500 each you can't claim DMSH because it applies to the UOP, but what if you have 2 windows, 2 interior doors, 2 exterior gutters, all at $500 each - can you not claim any of that as DMSH since they all relate to same UOP?

You might be able to get away with vacany policy if you are just painting and doing all interior reno but if you are doing major plumbing, electrical and roofing etc., you will need builders risk for temporary period and change it over to vacancy.

Typical construction for slab homes is 6", not counting the perimeter footer or grade beams under the interior load bearing walls for two-story homes, so any measurement equal or greater than 6" should trigger an additional checklist in your head of additional due diligence to damage or becomes the go/no-go point on buying or walking on a foundation issue house.

I can’t personally see the interior until I have a prequalification letter, I guess the owner doesn’t want to disturb the tenants unless someone shows they are serious about buying.
