my current loan is 6.125 and i wanted to get about $25k cash out to build a new deck and a hot tub w/o changing my payment too much. i originally started the process when the rates were about 5.375 - 5.5. i would obviously love if they got back down there but realistically if i can get to 5.625 i would do it... from your post it sounds like you dont think they are going to go low again... right?

I always keep a few little things I can easily work on while waiting so I can get them done and have a productive night even if they don't show up.The next kinda-busiest time (getting phone calls) for me is spring/fall when that first hot/cold weather hits and people call about their air conditioner or furnace.
