The outcome of the E Church Street deal in Stockton, CA, was highly successful.

Your insurance costs are high in Florida so you would want to hedge toward the middle of the state as opposed to coastal.

Also, equity in general (meaning high net worth individuals/families, hedge funds, institutional) are only going to back  experienced developers when it comes to an asset class as niche as data centers, especially since there are so many things that can go wrong: what if that submarket doesn't have a need for that use by the time you are entitled? 

We use a commercial mortgage broker for all of our loans and we ended up getting a bank loan on this that was slightly better than Freddie/Fannie at the time. 

At the end, I sold this house and was able to make around $150,000 profit on this deal.

You can get good rents at low entry points in some of these areas, but there’s the question of finding good tenants along with the downsides of being in a high crime area.

Rents are high too, don’t get me wrong.

As far as a company to use for skip tracing, find one that has flexible pricing and no high-volume minimums if you're just starting out.

Broker brought it to me. 1st time numbers were too high. 2nd time we could negotiate for a good price.
