Do you use the same company to handle the bookkeeping on your investment properties?

Received a letter from them stating they will have it replaced if I don't fix by a specific date (yesterday).I sent my plumber there, he ran it and his official opinion is that the dishwasher is working fine, and the tenant should try a different soap.The tenant called again, is still not happy with the dishwasher.Ugh.My thought is to send an official letter stating that the unit was professionally inspected and the recommendation is to change soap, and also further visits will be billed to tenant at $XX.How do you handle these matters?

It is using anything that intermingles with QuickBooks verses you manually doing and handling all transactions in QuickBooks yourself.  

Know plenty of others who have the tenant handle most...

However, there are still markets that are much more infant than others and give way to more appreciation potential.

Don't wait for them to leave and don't try handling it on your own.

My law firm handles a lot of wholesale deals on a monthly basis.  

When they move to areas away and issues come up they do not have the time to handle things on an intensive basis.

Don't bother putting any property under contract that you wouldn't be willing to close on and handle yourself.

I've alerted the realtor and the seller is aware of it so its in his court as to how he would handle it.
