Now, with private money lenders we typically do need to see some "skin in the game".

I will say they are pricey ( that's why they call it hard money) and you would need to have skin in the game.

It is so easy to find tons of investors who actually have invested with him as a limited partner to speak about their experience positively and with glowing recommendations throughout numerous forums.

You're going to have skin in the game and lenders will look for it and check your DTI, credit history, employment history, bla bla if you buying in your name.
