I am about to receive a bonus of 10K Euros and was thinking about using this money to reduce the balance (no penalties around this).

More info is that I have my escrow check coming (7K) and a nice fat bonus from work coming at around 14K!

I usually look at it as an added bonus.

It will be called "a bonus room, un-permitted" or something like that.

Bonus things I provide are a smart TV, gas or charcoal grill, sundries, garden hose, vacuum cleaner, and bedrooms decorated as if Hugh Hefner himself was going to stay there.

Basically same as FHA but the bonus is that it is NOT an FHA mortgage so you can buy a duplex with SONYMA 3% down, live in it for a year, rent it out and make another 3.5% down FHA purchase of 1-4 units.

Then once they buy, you do it again - find another rent to own tenant.Happy to see Roy that you are putting your 0.2 cents in, definitely one of the more generous ones with your knowledge giving (I spend time reading your posts on this site). 

Bonus: learn about creative ways to finance deals, that'll give you one of those Mario kart boosts too.

If they are an investor or have experience working with rental housing that's a bonus as they will know what their target is in the design / build. 

I think I’ve read here that buyer gives bonus for such a thing .
