I'm not necessarily planning on staying in the short term rental game long term, but our market is under-saturated with STR and since I bought the house with cash, now would be a great time to experiment with how I like STR and if I want to consider doing some STR's with some future BRRRR properties.  

Their site looks nice and pretty transparent, although the FAQ about pre-payment penalty is a bit vague.

Give yourself realistic goals, maybe within a year or 2 you can do your next deal...Many research and talk about it and never actually do it, consider yourself in the game!!!

Games, clubs, clothes, phones, all drop in value and will leave you worse off a year from now.  

@Marc Izquierdo, section 8 tenants generally have little to no skin in the game, so really don't care about your plumbing or walls or how the place looks.

I am having trouble searching for distressed properties in the area as the conventional sites like Zillow or Realtor.com have limited amounts of listings.
