Plus I've found FHA is less-than-competitive in my area, given how hot the market is for most houses (I was previously looking at single family homes).Stessa seems useful, especially given that it's free - I've seen lots of mention of platforms like Cozy and Buildium for signing leases, collecting rent, managing requests, tracking expenses, etc.

Could you close on the property now with a coventional loan, hold it for 12months (maybe do some cosmetics updates and landscaping) and refinance out 6-12 months from now (still a gamble)?  

We’ve had kidnappings, stabbings, shootings, lawsuits, sewer line backups and collapses (so gross), natural disasters, illegal gambling rings, animal abuse, unexpected capex to the tune of $50k, scammer tenants, methhead liars, religious cults, etc.

Please be cautious if you want to try some more 'aggressive' campaign on different rental platform, especially during this COVID period.

We marketed it on as many sites as we could, many sites are linked together and will market across multiple platforms.

I have reached out to several builders but if anybody has had a good direct experience with somebody and can recommend them that would be great.A couple I have spoken to:Ma Williams - seems like a great company, but they don't have contractors in the area so on top of the unit cost there will be connection fees, finish work, and a lot more to gamble on.
