They received a copy of their report which I thought was a good selling point as well as it being a soft inquiry but of the 15 emails I sent to check credit I got 3 back.

I would say it should be fine since they are married.However, if you want, you could have her do the inspection, keep the original, make a copy and have her bring it home with her to have her husband sign and return to you as soon as possible (either by fax or next time she/he/they see's you).However, I see that being more of an opportunity for them to try and opt out if they change their minds with the mindset that "he wants us both to sign, so he probably doesnt consider it legit until we both have".Either way, the one that DOES sign IS on the hook, so either way you can keep the deposit.

You will need copies of lease for the new tenant who will occupy as well as security deposit check and rental check for first month.Furthermore, if we bought a duplex, lived in one side and rented the other, would that still count under the rules for buying a primary residence or would that count as an investment property?

Do you just fax a copy of the purchase contract with your numbers on it or is there some official form that is used?
