You need to use insight, and common sense.See the world through the eyes of a motivated seller.

For instance, nearly all my properties have traits that were critical to their financial viability as rentals, but which would have never been conveyed in numbers or via software...because of that, I prefer to collect my own data, do my own analyses, see the properties with my own eyes, and do my own due diligence--and I don't need any fancy software to do that (at least, nothing fancier than Excel).Just my two cents.Good luck out there!

Not ever having had a license to stand behind the chair myself, it was eye opening to learn how hard that career is on your body.  

But do so with your eyes wide open and with the understanding that RIEN wants to sell you things.

Why do you think I am able to write huge responses in seconds which to the mortal eye this seems utterly impossible.

Most are buying on a per house basis with an eye on Cap Rate, not on a strictly cap rate basis.

Only reason I'd paint is to go for the country kitchen look with a nice creame colored paint and worn iron hardware.

If it is from the outside and there is no current evidence of a leak, then it is because mold has roots that are multiple times greater than what the naked eye can see and it was just painted over in the past and has come back.

I also have my title guy keeping an eye out for problem homes.
