That doesn't matter under a DO3 policy - its their responsibility to find an exclusion, not your's to find its an included loss as any loss not excluded is covered.

@Ryan GuerretteYou mentioned being new to investing in real estate - You likely want to work with a CPA who will be able to tell how different segments of real estate are taxed(buy and hold, flipping, wholesaling) as they are all treated differently.There are also many tax codes that are favorable to real estate investors(1031 exchange, 121 exclusion, depreciation, real estate professional status).

It is a strategy my utilizes as well.However, Kennesaw is an area that might be more suitable for leasing to other options as well and it may narrow your tenant pool to market exclusively to students.That being said, if you are dead set on utilizing this strategy, I would recommend other nearby markets surrounding universities such as GSU, Georgia Tech, Emory or the University of Georgia.
