@Brandon Vukelich: I totally agree: STRs provide the cash flow I need, but policy risks and market saturation make me want to diversify.

We are considering taking cash into our business to season for down payments on new properties.

My HELOC lender does not allow electronic payments just checks, but because my contractors generally want straight cash or else electronic payment, I usually cash the checks myself and then send the payments electronically (which is not great from the perspective of my HELOC transaction history, since it looks like I was sending the money to myself only).Please help!

I'm leaning more towards flips for my first few deals just to help create more liquid cash in my account.

This was completely my fault due to lack of due diligence but not having the ADU dosent kill the deal it cash flows great and I can always use the ADU as a single guest bedroom to the original rental but would be better if rented separately

I was part of a companythat was buying companies back in 2008 and many companies back then scaled way to fast and ended up going broke from cash flow issues.

I even do my Lease Options through escrow to make sure the mortgages are paid and seller's don't walk with the cash leaving me a foreclosed property and no way to collect.
