I don't know many investors in CA or NY or any deep blue areas.  

Rented, although they won't move in until the 15th. 3 weeks after closing, deep cleaning, landscape tune-up and luckily no other cash inputs.

I always recommend doing research before diving in to an unknown area. 

While we have yet to take the dive, the most important thing when weighing these finances is ensuring you have adequate reserves in place as well as having a firm grasp on the numbers you are looking to hit as you analyze properties. 

But if you dive into the macro statistics the market really isn't unhealthy at all. 

Development requires deep pockets, patient capital and serious expertise but it is very rewarding and a lot more fun than the typical value add.

Now that I am in the game, I have decided to dive deep into the BP community.

Sorry just trying to have a detailed understanding if I just dived right in. 

Make sure you learn up on it before diving in because that's a huge part of it.
