As much i thought my 5 hour California broker exam was some work, it does not compare to the rigor of passing the CPA exam.In the north Atlanta area, I do see a great void of CPAs who specialize working with investors and have great in depth knowledge in real estate taxes.

I am currently reading Bigger Pockets Managing Rental Properties and they talk about tenants who know the system but they don't go in depth how to screen them out.

Yes, my PM tracks all income and expenses for each door separately as part of their management services, and a detailed financial spreadsheet is provided for me.I imagine that most BP members probably don’t have the size or depth of a portfolio such as what you own.

If, on the other hand, there are multiple Sales agents that each PM a few of their own client's properties, with shared accounting/closing and admin assistants, they are not as likely to have the depth of PM knowledge and experience, which is wildly different from the sales experience.

I can promise 1) I won't debate you on the validity of Pace's mentorship 2) I will ask many in depth questions and ask if you do JVs.I have do something similar with Pace's students through both BP and his FB page.   

In the meantime, some folks have responded to my "buyers wanted" ads, but I'll most likely pass until I get more in depth training.If anyone is interested however, let me know and I can provide details and learn as I watch you in action.

The quality is perfect, plus when you download and follow along with the powerpoints (http://www.biggerpockets.com/conference/presentations-from-the-2012-biggerpockets-real-estate-investing-summit/, the recordings are (at least the presentations I've listened to so far) very informative and fairly in-depth.

@Dane Price, To add a counterintuitive point to What Bill and Joel just said very well - In many cases the most expensive exchanges are going to be performed by a QI with the least experience - typically an attorney or small QI with no economies of scale so no breadth or depth in the statute.So if it's wise to avoid the cheapest and the most expensive the best thing you can do is to evaluate not on cost but on proven experience and responsiveness to you.  

Building Width and Depth is huge.
