It also means there are two lead paint ordinances...one which was paused by injunction for two years while the courts debated, then a second which theoretically was a new ordinance overriding the first...though the second one hasn't been outlined for implementation yet.

Time to start getting actual bids and prepare for closing.We debated what work we wanted to actually do, much of the house was very functional, but the basement/driveway/patio/roof were big ticket items - so with so much cost just to fix those, we decided to go all out and update pretty much everything.

I am also debating picking up a property in an area with better returns such as Arizona, Georgia, or Texas.

@Kevin Si there is a debate among real estate investors whether or not you need an LLC.

I'm almost to the point where I'm feeling a little desperate and I'm debating if I should just buy a property anyway, simply betting on the fact that the property will appreciate over time when sold in several years, and not focus so much on the monthly cash flow I could receive if I found a good deal. 

I am not a Wholesaler but if there has to be this much debate over telling the full truth about your actual role in a transaction, it sounds fishy to begin with :) I also disagree with the notion that telling a seller the full truth will somehow complicate the transaction.
